PadSplit HostGuard: what it actually covers, and what it doesn't

PadSplit just added a program called HostGuard. Here is the honest breakdown.

What it is

HostGuard covers certain Member-caused costs for PadSplit hosts. It is built into room pricing, so there is no separate policy and no signup. It starts on move-in day for all new bookings and transfers, and it applies to all hosts.

What it covers

Four areas:

• Major Member-caused property damage, things like fire, smoke, explosion, and water leakage, up to $50,000.

• Evictions: lost Member dues and filing costs through final lockout, with $7,500 for eviction expense, $2,500 for eviction business interruption, and $10,000 for business interruption and extra expense.

• Code enforcement: occupancy citations tied to the PadSplit model, up to $25,000.

• Member lawsuits against the host, up to $10,000 in general liability.

What it does not cover

It is not a replacement for your property insurance. Keep your policy. It also does not cover anything unrelated to PadSplit Members or the model itself. And there is a $2,500 deductible on every claim.

So the right way to read this is not "I am now fully covered." It is "the three costs that scare most people now have a floor, above a deductible, on top of the insurance I already carry."

Why I think it matters anyway

Most of the hesitation I hear on this model is fear, not math. People can run a proforma. What stops them is the what-ifs. HostGuard does not remove the work of being a host, and it does not remove the deductible. But it does put a ceiling under the specific costs that keep people from ever getting to the numbers.

If that was the thing holding you back, it is worth a fresh look.
