HostGuard is PadSplit's Host Protection Program. It protects hosts from covered Member-caused damage and related costs. It's powered by Empowered RE, Insurance, Inc. and administered by Reserv.

No. Coverage is built into your room pricing. There's no separate policy and no signup.

All PadSplit hosts with members moving in from August 4th, 2026 are eligible.

On move-in day of all new bookings and transfers from August 4th, 2026 onwards.

Hosts do not pay for coverage. It's applied automatically to the room price and covered by PadSplit members.

Four areas:
Member damages: major Member-caused property damage like fire, smoke, explosion, and water leakage, up to a $50,000 property damage limit.
Evictions: lost Member dues and eviction filing costs through final lockout, with a $10,000 business interruption and extra expense limit, a $7,500 eviction expense limit, and a $2,500 eviction business interruption limit.
Code enforcement: occupancy citations related to the PadSplit model (property-level), up to a $25,000 occupancy violation compliance limit.
Member lawsuits and liability: lawsuits a Member brings against the host, with $10,000 in general liability coverage.

Yes. You cover the first $2,500 of any claim, and HostGuard covers eligible costs up to the limits above.

It is not a replacement for your property insurance. It does not cover losses or damages from events unrelated to PadSplit Members or the PadSplit model.

It depends on the claim type. For Member damages, photos taken before repairs plus repair estimates. For evictions, the eviction packet PadSplit provides plus supporting documentation. For code enforcement, the citation and related communication. For Member lawsuits, the complaint, summons, and service documentation.

The Occupancy ID Number, the unique identifier for each Member's occupancy. You'll find it under the Members Overview tab.

For most required fields you can enter "Unknown," and for the yes/no questions you can select "Unknown at this time." Your adjuster follows up.

Yes. A property management company, agent, broker, or other authorized representative can file on your behalf by selecting the right role on the form.

A Reserv adjuster is assigned, usually within one business day, then reaches out to introduce next steps, runs the investigation (which may include documentation or a property inspection), and issues a coverage determination and any settlement offer.

FAQs for New Hosts to PadSplit

There is a service fee of 8% and a 10 day booking fee on new bookings.
There is no separate signup cost, and the host protection program is built into room pricing rather than billed on top. For any members that you find yourself, the 10 day booking fee will be waived.

Members pay through the platform and payouts come to you once per month.
Month one usually runs lower than a stabilized state because rooms are still filling and payout timing lags the first move-ins.

Yes, these rent furnished. Budget conservatively around $800 to $1200 per room all in. While it might be tempting to be inexpensive furniture, investing in high-quality furnishes can be less expense over time when furniture does not need to be repaired or replaced.

No. We highly recommend that you additionally screen and interview member applicants before approving them, and you can deny a booking.

There is platform screening and verification on the front end, and then you still get the final say. Think of as PadSplit bringing you all approved candidates to live in your property and you making the final decision about who is approved for your home.

Working people. Grocery workers, nurses, teachers, tradespeople, the people getting priced out of a whole-unit lease in this market.

No. Cleaning, member final screening, move-ins and maintenance stay with you or your property manager.
PadSplit takes care of the listing, pre-screening, leases, payment collections and communication with members in the backend of our platform.

The eviction process remains with you the host, however with HostGuard, new protections are in place.
What did change recently is that the protection program can now cover some eviction costs, lost dues and filing costs through final lockout, above a deductible and up to set limits.

Yes. We work with our hosts to transition existing tenants to become PadSplit members.

This depends on your market and pricing, and there will be some vacant weeks during the transition.

In the PNW this comes down to local occupancy limits, licensing, and your HOA rules, not the recent congregate-housing legislation people confuse it with. An HOA is the most common deal-killer I see. This is worth a real check on your specific address before you spend hours on the math, and I would confirm anything zoning-related with a local land-use attorney.

Begin with your listing set up with your address and the basics. You do not need everything perfect. Once it is live we can watch the analytics and adjust. If it turns out co-living does not fit your property or your goals, that is worth knowing early too.
